● Flush condensate drains to ensure proper flow minimizing potential for water damage to your home
● Safety Check gas furnace and exhaust flue
● Inspect evaporator coils (if accessible)
● Inspect/tighten electrical connections
● Check capacitors and contactors
● Clean flame sensor
● Visual ductwork inspection at air handling equipment
● Basic wash of outdoor unit
● Run full system test: Confirm proper heating/cooling operation, listen for unusual noises/vibrations, and verify proper startup/shutdown.
● Basic safety verification: Confirm no gas leaks (for gas systems) and proper flame appearance.
● Report: Clear written summary with photos of key areas, findings, and any immediate
recommendations.

● Full indoor cleaning — Wipe down air handler cabinet, coil housing, drain pan, and
accessible surfaces with all-purpose cleaner; apply antimicrobial treatment if needed.
● Comprehensive refrigerant service — Inspect and test refrigeration system.
● Electrical testing — Measure voltage/amperage on motors/compressor, test capacitors
under load, inspect contactors for pitting/burn marks.
● Apply polish/cleaner/protectant to outdoor unit painted surfaces for corrosion

● UV light bulb replacement and air purifier maintenance prices will vary depending on
model and maintenance requirements
Important Information & Terms
This is a preventive maintenance membership designed to help keep your system clean, efficient, and reliable — it is not a warranty or guarantee against breakdowns or repairs. Repairs, parts, and refrigerant are not included in this agreement (though members enjoy priority service, discounts and extended warranties on any needed repairs).
Regular filter changes remain the homeowner’s responsibility (we’re happy to help design a replacement plan or supply filters if requested).
Ductless Mini splits are considered additional systems and have different maintenance requirements. The maintenance club plan for mini splits consists of :
● Check and record temp rise / drop at air handler
● Wash indoor filter
● Vacuum accessible areas of evaporator coil
● Check indoor and outdoor electrical connections
● Wash condenser coil
● Vacuum condensate drain from outdoors
We will contact you to schedule your visits. Unused visits are forfeited if membership is canceled before they are completed. Membership is month-to-month after initial commitment and is easy to manage or cancel with notice.
